Owner of a real estate in Bulgaria can be any foreign citizen. The process of purchase and obtaining the property is easy and consists of the following steps:
1.Signing a contract with “BIGLA CONSULT” regarding the services on selecting property, thorough check of the realty, and juridical acts concerning the completion of the deal;
2.Selection of appropriate properties and a following inspection of the selected real estates;
3.Signing a lodgment contract with “BIGLA CONSULT”, reserving the property and transferring the reservation fee;
4.Signing a preliminary contract with the owner of the property in the presence of an authorized consultant of “BIGLA CONSULT” and payment of the deposit;
5.Thorough check of the property and registration of the juridical person in order to obtain a plot or real estate;
6.Signing of the Title Deed with the owner of the property in the presence of an authorized consultant of “BIGLA CONSULT”;
7.Final payment and obtainment of the Title Deed;
8.Registration in two month term from the date of obtainment of the Title Deed, as required under article 14 of the Law concerning local duties and taxes;
9.Registration in seven working days term from the date of obtainment of the Title Deed, as required under article 3, paragraph 1 of the Law of registration of BULSTAT, if the obtainer is a foreign physical person.

Salary tax - The current salary tax in Bulgaria is 10% of the monthly salary.
Real estate tax is paid by both citizens and organizations. The tax is 0.15% of the value of the property per year. The value is based on application 2 of the Law concerning local duties and taxes. The tax for buildings and apartments is also based on the value of the property and is also 0.15%. However, if the property is the home of the family, the tax is reduced by one half.
The tax must be paid regardless of whether the family is using the property or not!
The tax for rented houses, apartments, etc. is paid by the owner of the property.
Owners of property in Bulgaria also pay a Refuse tax. In accordance to the place of residence, city, town or village (that evaluation is done by the local authorities) the tax is between 0.1-0.3percent of the value of the property and is paid together with the real estate tax.


The Bulgarian visas are issued by the Bulgarian embassies and consulates abroad, not at the airports or the land and sea passport control points in Bulgaria.
By applying for a Bulgarian visa, the applicant agrees that his/her personal data appearing on the application form would be electronically stored and processed, and if necessary, passed over to the appropriate authorities of other countries in execution of Bulgaria's international obligations.
A visa is issued only to holders of passports or travel documents that are valid for Bulgaria for at least 3 months after the end of the intended stay and that contain a blank page for affixing of visa vignettes.
With effect from 1 January 2006, all children entering Bulgaria will need to have their own passport. Children included in their parents' passports will only be allowed in if the passport also contains their photograph.
Upon entry into Bulgaria, foreigners should declare in writing the purpose of their stay and the address at which they will reside. To this end they should fill in a registration form. Exempt of that are the citizens of the European Union member-states and the citizens of the countries in the Economic European Area.


The types of transport which you can use to reach Bulgaria are several: by air, by bus, by railroad or by ship. However, the fastest way to reach Bulgaria is by airplane.
